Conveyancing is the legal process of transferring ownership of a property from one person to another. How much are conveyancing fees?
Conveyancing fees vary depending on the type and value of the property, whether it is freehold or leasehold and the complexity of the transaction.

What happens after my offer on a house is accepted?
Once your offer has been accepted, you will usually instruct a conveyancer and provide your identification and other required information.

What searches are carried out when buying a house?

How long do conveyancing searches take?
Search times vary according to the search provider, local authority and location of the property. Some results can be returned relatively quickly, while others may take longer.

What is the difference between exchange and completion?
Exchange of contracts is the stage at which the buyer and seller enter into a legally binding agreement to complete the transaction.
Completion is when the purchase money is transferred, ownership changes and, in a typical purchase, the buyer can collect the keys and move into the property.
How long is it between exchange and completion?
The period between exchange and completion is agreed between the parties and can vary considerably. In some transactions, exchange and completion may take place close together or even on the same day, while others have a longer period between the two stages.
Your conveyancer will agree the proposed completion date with the other side before contracts are exchanged.
Do I need a conveyancer to sell my house?
Selling a property involves legal work including preparing the contract documentation, dealing with enquiries from the buyer’s conveyancer, arranging exchange of contracts and handling completion.
A regulated solicitor or licensed conveyancer can carry out this work and guide you through the legal requirements of your sale.
Can the same conveyancer deal with my sale and purchase?
Yes. If you’re selling your existing home and buying another property, the same conveyancing firm can commonly deal with both transactions.
Having both matters handled together can make it easier to coordinate your sale, purchase, exchange and completion dates.
What documents do I need when selling a house?
You will normally need to provide identification and information about the property. Depending on the transaction, this can include title information, property information forms, details of fixtures and fittings, guarantees or certificates relating to work carried out and relevant leasehold documentation.

What is Stamp Duty Land Tax?
Stamp Duty Land Tax (SDLT) is a tax that may be payable when purchasing property or land in England or Northern Ireland.
Whether SDLT is payable, and the amount due, depends on the circumstances of the transaction and the applicable rates and reliefs. Your regulated conveyancer or an appropriate tax adviser can advise you on the SDLT position for your purchase.
Do first-time buyers pay Stamp Duty?
Eligible first-time buyers may qualify for Stamp Duty Land Tax relief when purchasing a property within the relevant thresholds.
The rules and thresholds can change, so your conveyancer or an appropriate tax adviser should confirm whether you qualify and the amount, if any, payable for your transaction.
Do I need a conveyancer to remortgage?
Many remortgages require legal conveyancing work, particularly where an existing mortgage is being redeemed and a new lender is taking a legal charge over the property.
The conveyancer will typically deal with the existing lender, the new lender and the Land Registry requirements associated with the remortgage.
How long does a remortgage take?
The timescale for a remortgage depends on factors including the lender, valuation, title to the property and whether any legal issues need to be resolved.
A straightforward remortgage can often progress more quickly than a purchase, although every transaction is different.
Can I choose my own conveyancer when buying a house?
Usually, yes, although if you’re buying with a mortgage, your chosen conveyancer will generally need to meet your mortgage lender’s requirements and be able to act for the lender.

Can conveyancing be done online?
Much of the conveyancing process can now be handled remotely, including communication, document completion and identity checks where appropriate.
This means you generally do not need to choose a conveyancer simply because they have an office close to the property you’re buying or selling.
Who carries out my conveyancing?

If you decide to proceed, your matter will be referred to the law firm, which will provide its own terms of business and will be responsible for the legal services provided to you.

Where conveyancing legal services are required, we introduce customers to an independent regulated law firm that can provide the necessary legal advice and conveyancing services.
